The government has introduced mandatory new owners corporation fee notices that provide information and advice to owners and residents facing financial hardship. Effective immediately, owners corporation managers must use updated notices that clearly outline options for payment plans, access to dispute resolution services, and financial counselling support. A dedicated phone line for owners corporation queries has also been launched. The changes build on significant owners corporation reforms introduced in 2021, designed to better reflect the needs of Victorians living in properties managed by owners corporations across residential, commercial, retail, and mixed-use developments. Consumer Affairs Victoria has indicated that older versions of owners corporation fee notices are no longer valid. Owners corporation managers must use the updated versions.
Consumer Affairs Victoria has provided detailed clarification for owners and residents about notices for owners corporation fees and levies, handling late payment processes, setting up payment plans, attaining owners corporation certificates, and more. Guidance includes critical timeframes for settling fees and receiving certificates, registers, and records. It is recommended that owners corporation managers direct owners and residents to Consumer Affairs Victoria’s page for further advice on financial hardship.
